PROSPECTIVE TENANTS

 

How much is your lease application fee?

$80 per applicant (over 18 years of age). This is the only fee due alongside the application.

What will I need to provide to apply?

Each applicant will need to upload: copy of driver's license and two recent pay stubs. You'll also be asked to provide renter's insurance prior to moving in.

​

How much is your administrative fee?

$150, due within 24 hours of acceptance

​

How much will I have to put down as a deposit?

Deposit amounts vary by property but are usually equal to one month's rent, dependent on review of application.

Do you accept guarantors?

Yes, you may apply with a guarantor/co-signer. Each individual will need to fill out an application.

​

Do you allow pets?

Our leases allow two pets maximum, with additional non-refundable deposits due. Our managed properties have restrictions on size and breed.

​

Do I need renter's insurance?

Yes, you will be required to purchase renter's insurance prior to move-in and must maintain the insurance the entire lease.

​

How Do I Set Up Utilities?

We use a service to help assist you to ensure you have all of your utilities set up properly. You will receive directions on how to set them up once your application is approved.​

What if I need to notify you of a needed repair?

Repair and maintenance requests must be entered in the tenant portal. Every tenant receives an online account to pay rent and request repairs.

​

What are your late fees? 

Tenants have a grace period until the third day of the month. A $50 late fee is charged at 12 a.m. on the fourth day of the month, with a $15 daily charge thereafter until the balance is paid in full.

Can I set up a payment plan?

How do I get my security deposit back?

Security deposit checks are mailed within 30 days of the last day of the lease to the forwarding address you have provided us. Changes to forwarding addresses must be made in written form, such as in an e-mail. We also can refund security deposits via Venmo on the same time frame with written authorization and your user name.

What if I want to rent and then buy?

We are full-service, offering real estate sales and property management. If you are a tenant and want to purchase a home, we usually can work with you on any reletting charges, if needed, and help you to close on a home purchase.​
